Mountain Estates Gets Good Ink In Sky-Hi Daily News

Grand County is a far stretch from oceanfront real estate.

But Steve Jervis, a developer whose first project was in the Bahamas, believes he’s found a piece of paradise in the Fraser Valley.

His next big project — Colorado Mountain Estates — is a luxury home community uniquely situated in the fairways of Pole Creek Golf Course.

“I think it’s a unique proposition. (The location) provides year-round opportunities for people,” Jervis said. “They can be playing golf in the summer and skiing in the winter. I think it’s a fantastic location.”

Surrounded by greens and a backdrop of mountain peaks, Colorado Mountain Estates offers an enticing setting for the avid golfer. But it also offers something else: Convenience. The community features two-acre wooded lots ready for single-family home construction — a complete house-and-lot package, Jervis explained.

As opposed to just buying a lot, customers can choose from a range of home designs and have them customized to their liking. Since many second homeowners are developing their property remotely, the opportunity to buy both the home design and the lot can make the process less daunting.

“We take the aggravation of buying lots, finding a builder and architect, getting the house built. We deal with all of those issues,” Jervis said.

A lot of people are looking for that convenience, Jervis continued, and therefore they will compromise on perhaps not having exactly the design they’d get from a blank piece of paper and an architect – particularly if it’s a second home.

“They get a high quality home, but they appreciate the convenience of picking a lot and a design, and coming back to a finished home,” he said. “We’re providing a turnkey product primarily for people buying vacation or second homes.”

Jervis is familiar with the product he is selling. As president of KST Development, the development team for Colorado Mountain Estates, he created and managed a successful, $70 million beachfront real estate development on Grand Bahama Island known as Shoreline. By offering the same type of house-and-lot package at Pole Creek, Jervis believes the new development will also be successful.

“We’re obviously very excited about this,” Jervis said. “We’re making a significant investment in the area, in spite of obviously some of the difficulties that are well-publicized in the real estate market.”

Jervis added that he sees the current trend in real estate as a “very temporary issue,” and believes things will pick up dramatically in the next 12 months.

“I’m very confident that things are going to work out successfully,” he said.

The range of homes at Colorado Mountain Estates offers 4,000 to 7,000 square feet of living space with a variety of designs. The fully customizable floor plans include traditional mountain home plans with architectural details such as vaulted ceilings, gourmet kitchens and expansive decks. The homes also offer four-bedrooms, in-floor radiant heating and expansive decks, and can include extras such as a media room.
Prices start at $1.4 million, and Colorado Mountain Estates is gearing up to unveil its first model home this fall.
