Despite a Cooling Market, Colorado Real Estate Is Still Hot

Wednesday, September 17th, 2008

According to the Aspen Times, Colorado real estate has beat the national average by avoiding the slump in housing sales. By offering the best of all seasons, Mountain Estates and other Colorado luxury home communities have more to offer – snow sports in winter plus golf, hiking, and other outdoor adventure the rest of the year.

Colorado Mountain Estates’ neighboring counties, PItkin, Routt, Summit, Eagle, and Garfield all had record real estate sales years in 2007, with Eagle county topping the list at $2.5 billon.

You may be wondering where Grand County falls on this list? Andrew Hadley, Colorado Mountain Estates Vice-President of Sales and Marketing has the answer.

“Grand County is severely undervalued in comparison to other Colorado mountain resort areas. Other mountain resorts are priced three to six times as high as Grand County and are years ahead in price growth and appreciation,” said Hadley. “Grand County has superior location and beauty over the majority of other Colorado resorts.”

He explains that the value and maturity level of Grand County real estate lags behind due in large part to the City of Denver having owned and managed the ski resort for decades and not reinvesting into capital improvements on the ski mountain.  Recently, Intrawest (owner of mountain resorts Whistler Blackcomb, Copper Mountain, and Steamboat) has taken over the management of Winter Park and committed to spend over $60 million dollars in infrastructure updates on the mountain.

“With these improvements, a whole new level of guest and buyer are coming to Winter Park. These guests stay longer, spend more money and are amazed at how undervalued the area truly is in comparison to resorts they have visited in the past. The Winter Park/Grand County area is truly a decade behind these other resorts and is a fantastic value for real estate in Colorado,” explains Hadley.

Expect to see Grand County real estate at the top of sales charts in the coming years. The value offered to buyers by purchasing in Grand County is immeasurable and many feel the location is superior to other areas of Colorado.
